We start from the typical contractor pricing band for your state and apply four engineering-grounded multipliers — home size, foundation type, severity, and damage scope — to produce a tailored estimate. Every factor is shown in the breakdown so the number is defensible, not a black box.
1. State pricing band
Each state has a real cost-of-living-adjusted base range — Texas $4,500–$20,000 differs from California $8,000–$45,000 differs from Alabama $3,500–$11,000. These numbers come from US national contractor pricing surveys.
2. Home size factor
Larger homes have more perimeter, more piers, more labor. A 4,000 sq ft home typically costs 1.6× a 2,000 sq ft home for an equivalent repair.
3. Foundation type
Slab-on-grade, crawl space, basement, and pier-and-beam foundations all use different repair methods. The calculator picks the most common type for your state and lets you override.
4. Severity & scope
Minor symptoms (hairline cracks) are 15-35% of the high range. Severe symptoms (bowing walls, large cracks) are 85-115%. Whole-home scope multiplies the band by 1.3×.
